Second Week of Framing

The roof is on and windows are in. We are out of the weather now which makes us feel quite a bit better!

The Fireplace was installed. 

The return and ventillation system is in.

This is from a second trip out. Most of the shingles are on, there is only two small spots remaining. The garage doors were installed as well. 
This is the air distribution system. The insulated flexible tubing seems more efficient than aluminum. 

The soaking tub was installed in the master bath. The shower will be next to it. 

We chose to have an Egress window installed in the basement. It lets quite a bit of light through which is a plus. 

The basement has been framed up. This is from under the morning room looking towards the front of the house. 

This is in the morning room. The ceilings are elevated. I really wish I had opted to have a ceiling fan rough in added to the morning room. I guess we can deal with that later. 

The kitchen sink will go here. 

They have installed the gas furnace. 

Happy with the large garage.

Framing Has Begun

These pictures are from two separate days. It only took 3 days for the house to go from just a foundation to what you see below. Hopefully the roof is finished soon and all the windows go in. I will feel better about the weather at least once that is done. 


From the front. There is another Gable that will be added and the roof is just getting started. 

We went with the 3 car garage.

This is the morning room. We kept the standard 3 windows that are included with the morning room.

In the garage, there is our front doo. I didnt think it would have a window, so that is a plus.

The living room. The hole is where the gas fireplace will go. We chose to do it on the side so the protruding structure isn't taking up space in the back yard where we eventually plan to add a deck. 

Here is the kitchen. To the left is the morning room. On the right side is the door to the powder room. The fridge will be inset in the gap just to the left of the powder room door. 

We chose to keep this wall open which is the dining room and the family room. We could have walled it off and created an office. We decided to keep it open as we plan to use one of the 4 bedrooms as an office upstairs.

There is still a little water in the basement from a rainstorm that came through on the second day of framing. There is no lumber under water so I am not worried about it. It should help delay the curing of the floor which is better for the concrete. The far back is where we added an egress window that will also have a ladder. Makes me nervous for when our little one is old enough to want to sneak out!

I didn't expect to have doubled up joists under the basement floor. This is a huge plus to me. As long as it was all glued and screwed it should make for a solid and squeak  free floor. 

The basement will be finished, here is the lumber. To the left you can see the rough ins for the 3 piece bathroom. I am going to finish the bathroom myself later on. I can do it cheaper myself and with the rough in, it wont be very complicated.

The front of the photo is the laundry room. The two windows are in the master and the left of the photo is one of the walk in closets in the master. There is a second walk in closet through the master bath. 

This is from in the master bedroom . The light is shining through the window that will be above the soaking sub in the master bath.

This will be our daughters room. It is the largest of the 3 bedrooms. 

Wood on Site

I stopped by homesite and the lumber has been delivered. Framing will start next week. From what I understand the framing process will be pretty quick.






Flooring Selections

I just came across this picture that was sent to us by Rite Rug. These are the flooring selections as well as the bathroom cabinets. The top left is the tile that will be in the master bathroom on the floor and surrounding the tub and shower. Next to it is the cabinet selection for the master bath. We went with a dark color and a white top. This was an upgraded option. To the right of that is the cabinet color of the second bathroom upstairs. This was the included option. We are doing an upgraded laminate in the hard surface areas on the main floor. We were going to do hardwood but the cost was more that we wanted to commit to for something we can always do later on.
